JOB SUMMARY, DUTIES AND RESPONSIBILITIES, JOB REQUIREMENTS

SUMMARY

The Director of Marketing is responsible for developing, implementing, and managing the overall marketing strategy  that drives tenant engagement, optimizes occupancy rates, and enhances the company’s overall brand presence. This position requires a deep understanding of the property management industry to tailor marketing efforts that support property performance and resident satisfaction.. The Director of Marketing will lead the marketing team, collaborate with operations, leasing teams, cross-functional departments, and oversee all aspects of marketing and advertising.

 

DUTIES AND RESPONSIBILITIES 

  • Strategic Planning and Leadership:
    • Develop and execute comprehensive marketing plans specific to the property management industry, focusing on tenant acquisition, retention, and community engagement.
    • Lead the marketing team, providing guidance, mentorship, and performance management.
    • Establish and manage the annual marketing budget, ensuring alignment with property and corporate objectives.
  • Property-Specific Marketing Support:
    • Collaborate with leasing teams to identify marketing needs and tailor strategies for individual properties.
    • Support leasing efforts with customized campaigns, events, and promotional materials.
    • Analyze property performance metrics to adjust marketing strategies and improve occupancy rates.
  • Brand and Reputation Management:
    • Oversee brand identity and consistency across all properties and communication channels.
    • Monitor market trends within the property management industry to refine branding strategies.
    • Ensure all marketing materials reflect the company’s commitment to excellence in property management.
  • Campaign Development and Execution:
    • Oversee property websites, ensuring accurate content, SEO optimization, and user-friendly design.
    • Manage online advertising campaigns, including social media and email marketing.
    • Utilize analytics tools to track campaign performance and provide actionable insights to property managers.
  • Digital Marketing and Analytics:
    • Oversee website content, search engine optimization (SEO), and digital advertising initiatives.
    • Utilize data analytics to measure campaign effectiveness and ROI, providing actionable insights.
  • Collaboration and Cross-Functional Support:
    • Partner with property management teams to align marketing efforts with operational goals.
    • Work with Human Resources on employer branding and recruitment campaigns.

 

EDUCATIONAL REQUIREMENTS 

  • High school diploma or equivalent required; additional education/training is a bonus.
  • Previous experience in the property management industry preferred.
  • Bachelor’s degree in Marketing, Business Administration, or a related field OR
  • Minimum of 3-5 years of experience in marketing, with at least 3 years in a leadership role.
  • Proven track record of developing and implementing successful marketing strategies.
  • Strong knowledge of digital marketing, analytics tools, and CRM systems.

 

PHYSICAL REQUIREMENTS

  • Occasional standing or walking within the office or to other facilities.
  • Ability to sit for extended periods (up to 8 hours with breaks).
  • Occasional bending, reaching, and stooping.
  • Frequent use of hands for typing, writing, and handling documents.
  • Ability to operate standard office equipment (e.g., computers, copiers, and phones).
  • Adequate vision for reading and computer use (corrective lenses acceptable).
  • Ability to hear and communicate effectively, including via phone.
  • Ability to lift and carry items weighing up to 25 pounds occasionally (e.g., office supplies or small packages).
  • Ability to climb stairs.

 

ADDITIONAL REQUIREMENTS

  • Valid Driver's License and/or reliable transportation. Employees may be required to report to different locations for work, and attend offsite meetings, training sessions, conferences, events, etc.
  • Proficiency in property management software.
  • Proficiency in software applications such as Microsoft Office and Gsuite.
  • Knowledge of, or ability to learn, Federal, State, and Local Laws pertaining to Fair Housing and Landlord/Tenant Laws.
  • Communication Skills: Strong verbal and written communication, with the ability to convey expectations clearly, provide constructive feedback, and interact professionally and respectfully with team members, stakeholders, and clients.
